When does your home loan lock-in end?

Your fixed rate ends on a known date, and the rate after it is usually higher. Refinancing takes 6 to 8 weeks and banks want notice, so the real deadline is about 4 months before. Pick the month and see your dates.

Why the date matters

The rate changes on a set day

A package's fixed or promotional rate holds for the lock-in, usually two or three years. After that the loan moves to the rate in your letter of offer, often SORA plus a wider spread, until you reprice or refinance.

Reprice or refinance

Repricing moves you to another package at the same bank: less paperwork and usually quicker. Refinancing moves the loan to a new bank: often a sharper rate, but legal and valuation costs, and it takes longer. Get both quotes.

Notice and timing

Banks usually ask for written notice before you redeem, and a refinance takes weeks to complete. Starting four months out leaves room for both, so the new rate can begin on the day the old one ends.

Leaving early costs

Redeem inside the lock-in and you usually pay a penalty of around 1.5% of the amount, and may have to repay any legal subsidy. The countdown gives you the first day you can leave without one.

The month is enough. We count from the 1st of the month your lock-in ends, the earliest it could be. Your exact date and your bank's notice period are in your letter of offer.

Never miss your lock-in

A fixed rate lasts two or three years, not the whole loan. When the lock-in ends, the loan moves to the rate in your letter of offer, which is usually higher, and most people only notice when the instalment changes. Refinancing takes 6 to 8 weeks, so the real deadline is about 4 months before.

Common questions

What happens when my lock-in ends?

Your loan carries on at the rate set out in your letter of offer for the years after the lock-in. For most packages that is SORA plus a wider spread, so the instalment usually goes up. From that day you can reprice or refinance without a redemption penalty.

When should I start looking?

About four months before. Banks usually want written notice before you redeem, and a refinance takes 6 to 8 weeks to complete. Starting early costs nothing: an offer only binds you once you accept it.

Should I reprice or refinance?

Repricing keeps you at your bank on a new package: less paperwork and usually quicker. Refinancing moves the loan to another bank: often a sharper rate, but legal and valuation costs. Get both quotes and put them through the refinance calculator.

What do the reminders cost?

Nothing. You get four WhatsApp messages, 4, 3, 2 and 1 month before your lock-in ends. Reply STOP at any time and they stop.

What do you do with my number?

We use it to send the reminders you asked for and to reply if you write to us. We don't sell it. We pass it to a bank contact or referral partner only if you ask us to help you apply, and only after you agree. We delete the reminder record 90 days after your lock-in date. See the privacy notice.

Is this financial advice?

No. The countdown and the calculators are tools for your own decision, and the choice of loan is yours. We are not a bank, and only a bank's letter of offer is binding.
